Studies from the National Association of Realtors consistently show that buyers form their opinion of a home within seconds of seeing it. Not minutes. Seconds. And that first impression happens outside, before anyone walks through the front door.

The median home price in the United States is around $420,000 as of 2026, according to the National Association of Realtors. In Central New Jersey, it's significantly higher. The median sale price in the Princeton area is approximately $750,000-$900,000, with many homes selling well above $1 million.

Here's what that 7% curb appeal premium looks like in real numbers:

At the national median ($420,000): A 7% bump is $29,400. Even a conservative 3% is $12,600.

In the Princeton area ($800,000): A 7% bump is $56,000. A conservative 3% is $24,000.

On a $1.2M home in Hopewell or Pennington: A 7% bump is $84,000. A conservative 3% is $36,000.

A comprehensive exterior cleaning, which includes window cleaning, soft washing the siding and roof, and power washing the driveway and walkways, typically runs $2,000 to $5,000 depending on the size of the home and the scope of work. On an $800,000 Princeton-area home, that's a 5-to-1 return at the very minimum, and potentially as high as 28-to-1. There is no other pre-listing investment with that kind of ROI.
